An excellent and value for money service

Easy to organise initially with clear description of the surveys on the website. Booked one quickly and then contacted me to confirm it was all going ahead. It was scheduled quite soon within a week or so and took place on the date as agreed. The report was planned to be released to me the next day but when it wasn't able to be, due to the non standard build, the surveyor contacted me to explain why. The new planned date of the report, two days later, was fine and this was met. The report itself was thorough and useful with the offer of a follow up call if needed. Questions I asked by email were answered the same day. All round this was an excellent service and well worth the money. At the time it was the cheapest homebuyers survey I could find!

How Is The Devon Property Market Doing?

The Devon housing market continues to be busy. Mortgage approvals and sales have increased by 12% and 11%, respectively, compared to the last 'normal' housing market of 2019. According to the statistics, properties are selling (subject to contract) in just 31 days on average, the shortest time ever recorded. Rightmove has reported a record high for the fourth consecutive month due to fierce competition for properties.

Currently, the most active housing markets in the region are in East Devon, Teignbridge, and Torbay.

The thriving Devon housing market is a hotspot for property buyers and sellers. Our expert local surveyor will help to make the process a less daunting experience, especially if you are:

  • A first time homebuyer or homeowner
  • An investor looking to purchase property
  • A retiree
  • Engaged in probate

RICS Homebuyers Reports and Building Surveys in Devon

Excellent, Professional Service

Our experience of Camsure was absolutely excellent. Our surveyor was Rhodri Mcatee and we cannot fault him at all. The final written report was excellent, but it wasn't just the final product that was impressive. Rhodri worked very efficiently and called us immediately after he'd left the property to give us a very clear and reassuring verbal summary of the main points. We wouldn't hesitate to use him (and Camsure) again. Very good service.

Help to Buy Valuation

It is widely acknowledged that there are some finishing or other issues which need addressing on moving into a New Home and these are commonly known as "snags" and "snagging".;

Developers are expected to work collaboratively with their Customers around identification, access and resolution of snagging following Legal Completion. The Developer must ensure that snags are covered by the After-Sales Service and that once agreed, they are resolved promptly. This can often be difficult to achieve. The ideal time to get a professional snagging survey done is before you exchange contracts with the developer. However, many developers will not allow snagging inspections to be done before completion. If this is the case with your developer, you should book in a snagging survey as soon as possible after you've moved in.

You can of course have a snagging survey done at any time once you have moved in. Make sure you get one done early, well before the end of the first two years, and report it to your house builder to remedy any issues highlighted in the survey. You can also create a snagging list yourself, but you are unlikely to spot the range of things a professional snagging inspector will identify. An independent snagging survey will also add weight to your complaints if you have found your developer to be unresponsive to your calls for action.

Given between 100 and 200 defects are reported on approximately one third of new homes, it is important that you engage a professional to carry out your Snagging Survey. All of our surveyors are RICS regulated with many years of experience to assist you.
