While inspecting the roof space, our surveyor observed an important issue with one of the structural elements:

  • Mid-Span Timber Joint – The purlin contained a joint approximately at mid-span. The timbers on both sides appeared to be of similar age, suggesting it was part of the original build and not a later repair.
  • No Support Beneath – Although there were no current signs of movement, the lack of mid-span support makes this joint a potential structural weakness.

We recommended further investigation by a structural engineer. Additional support may be needed beneath the joint to prevent future movement or damage.
